Zoning matters can limit what you are able to do with your property. Many municipalities are adopting more restrictive rules as development replaces open land, and when growth does not happen the way a jurisdiction would like, additional regulation often follows.

A zoning variance is an exception to the ordinance for a permitted use. A complete rezoning changes the designation itself to permit a certain use. The distinction matters, and which route fits depends on the parcel, the ordinance, and what the jurisdiction is willing to entertain.
